Terms and Conditions
Last updated: 6/6/2026
These Terms and Conditions ("Terms") govern your use of www.blacklineacq.com and any related communication with Blackline Acquisitions LLC ("Blackline", "we", "us", "our"). By using the site, submitting a form, or communicating with us, you agree to these Terms and to our Privacy Policy.
1. About Blackline
Blackline is a Connecticut-based home buying and real estate investment firm. We make direct cash offers on residential property and provide foreclosure-defense and equity-protection services. We are not a licensed real estate brokerage, law firm, or financial advisor. Nothing on this site is legal, tax, or investment advice.
2. Eligibility
You must be at least 18 years old and the legal owner — or an authorized representative of the legal owner — of the property you submit. Do not submit information about a property you are not authorized to sell or discuss.
3. Consent to be contacted
By submitting your contact information you consent to be contacted by Blackline by phone, SMS text message, and email at the contact details you provide, including by automated systems where permitted by law. Consent to be contacted is not a condition of any purchase. Standard message and data rates may apply. You can opt out of text messages at any time by replying STOP. Full SMS program details, including frequency, opt-out, and help instructions, are described in our Privacy Policy.
4. No agency relationship
Blackline acts as a principal buyer or investor, not as your agent. We do not represent you in any transaction. We strongly recommend you consult an attorney, accountant, or licensed real estate professional of your choice before signing any agreement.
5. Offers and quotes
Any cash offer, range, or estimate provided through this site, by phone, by text, or by email is preliminary, non-binding, and based on the information you provide and our independent assessment. A binding agreement exists only when a written purchase contract is signed by both you and Blackline. We may revise or withdraw any preliminary offer at any time prior to signing for any lawful reason, including new information about the property's title, condition, or occupancy.
6. Foreclosure-defense and equity-protection services
Our foreclosure-defense and equity-protection services are real estate solutions, not legal representation. We do not file court documents on your behalf, negotiate with your lender as your attorney, or provide legal advice. If you are facing foreclosure, you should also consult a licensed Connecticut attorney.
7. Accuracy of information
You agree that the information you provide to us is true, accurate, and complete to the best of your knowledge. We rely on that information to prepare offers and plan transactions. Misrepresentation may cause us to withdraw an offer or terminate a pending agreement.
8. Intellectual property
The Blackline name, logo, site design, text, graphics, and other content are owned by Blackline Acquisitions LLC or its licensors and are protected by U.S. and international copyright and trademark laws. You may not copy, reproduce, or redistribute any portion of the site without our prior written consent.
9. Acceptable use
You agree not to use the site to: violate any law; submit false, misleading, or fraudulent information; attempt to gain unauthorized access to our systems; interfere with the site's operation; or harvest information about other users.
10. Disclaimer of warranties
The site and all information on it are provided "as is" and "as available" without warranty of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components.
11. Limitation of liability
To the maximum extent permitted by law, Blackline and its members, employees, and agents are not liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenue, arising out of your use of the site or our communications with you. Our total liability for any claim relating to the site will not exceed one hundred U.S. dollars ($100).
12. Indemnification
You agree to defend, indemnify, and hold harmless Blackline from any claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of your breach of these Terms or your misuse of the site.
13. Governing law and venue
These Terms are governed by the laws of the State of Connecticut, without regard to its conflict-of-law rules. Any dispute will be resolved exclusively in the state or federal courts located in Hartford County, Connecticut, and you consent to personal jurisdiction there.
14. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date at the top reflects the latest version. Your continued use of the site after changes are posted constitutes your acceptance of the updated Terms.
